A very bright and newly furnished two-room flat awaits you in the heart of Munich. The renovated flat is on the 3rd floor of an old building with 14 living quarters (without lift). The flat has cosy furnishings that leave nothing to be desired. In the entrance area a wardrobe with enough space for your coats and jackets as well as storage space for your shoes are available. The adjacent white-tiled bathroom offers shower, mirror cabinet and additional suitable storage space. The bathroom include a washing machine and a condense dryer, too. Needless to say, a hairdryer and an initial stocking of washing powder, detergents and towels are provided. In addition to the condense dryer, you have a (foldout) drying rack, too.

Adjacent to the bath- and cloakroom, you will enter the bright, newly furnished and fully equipped kitchen including a small dining area. In addition to a dishwasher, there is a fridge/freezer, a cooker with oven, a microwave, coffee machine, kettle, toaster and hand mixer as well as all cookware and crockery. Together with the coffee machine you will receive a basic coffee starter set, thus you only need to stock up on the essentials at the supermarket nearby. The dining area with 3 chairs in the kitchen is welcoming your guests and invites you and your friends to cook together in a cosy atmosphere.

The living room invites you to enjoy the generous leather couch. You will be entertained by the TV set (cable TV with all free digital and 36 HD channels) with DVD player or the stereo system with speakers surrounded by cosy lighting and modern cupboards. You can enjoy your time after work listening to a CD or reading a book from the small selection being provided.

In the next room - the bedroom - you will find a fully equipped desktop environment including a desk, PC (Windows 10), LCD flat screen with printer, as well as loudspeakers and camera (video calls via Internet). You have more than enough space to sleep in your 140x200cm bed. A dimmable night light makes it even cosier. You also have a choice of two summer- and two winter duvets, several pillows and two sets of bedsheets. A spacious wall closet with storage compartments and an open wardrobe offer plenty of storage capacity for your clothes.

If required, you will also find an ironing board and an iron with which you can knock your wardrobe into shape.

The double-glazed windows have a good noise insulation.

The flat is located in parallel to Nymphenburger street and is in a quiet location. Within a few minutes you can reach the underground station "Maillinger Straße" only two stops away from the main station riding U1 or U7. Several restaurants (Thai restaurant, Hans im Glück, Löwenbräukeller, Indian restaurant, Italian cuisine...), bakeries, supermarkets, doctors and a pharmacy are also within walking distance.

A small trattoria resides within the building (ground floor) where a delicious breakfast and cappuccino will be served from 9.00 am or pizza and pasta until 8.00 pm. Just in case you don't want to cook for yourself (or don't know the right recipes 😉)
