Il prezzo mensile include le utenze di luce e gas fino ad un massimale. In caso di eccedenza, gli extra verranno dedotti dal deposito cauzionale. I dettagli verranno specificati sul contratto di affitto; i costi delle spese condominiali, Wi-Fi, acqua e spese di contratto sono inclusi nel casone mensile;

Quadrilocale al primo piano, confortevole e luminoso. La angolo cotura è completa di accessori, piatti, stoviglie ed elettrodomestici: frigorifero, lavastoviglie, piastre a induzione, microonde e forno. La zona notte è composta da 3 camere da letto con 3 letti matrimoniali. L’appartamento è riservato ai non fumatori ed è dotato di wifi, televisione, lavatrice e parcheggio privato. Sono inoltre presenti asciugacapelli, asse e ferro da stiro, asciugamani e biancheria da notte per l'intera durata del soggiorno. La casa rimane completamente a vostra disposizione ed ogni dettaglio è stato pensato per accogliervi in un ambiente pulito e confortevole, sia che siate in viaggio per lavoro, sia che siate di passaggio per visitare la città. Abbiatene cura, siete i benvenuti!Ricordiamo ai nostri ospiti che dalla zona garage per arrivare in appartamento è necessario salire delle scale (una quarantina di gradini). Segnaliamo anche che la strada per arrivare alla proprietà è in salita.L'appartamento è dotato di garage privato. La porta del garage misura 270 cm in larghezza e 200 cm in altezza.

Recesso anticipato: dopo almeno un mese, potrai dare disdetta con un preavviso di almeno 21 giorni dalla data ultima di rilascio dell’immobile;
 
NB solo per i nostri appartamenti di Milano: per le prenotazioni con check-in dal 12 Marzo 2024 al 23 Aprile 2024 incluso, le prime due mensilità dovranno essere saldate anticipatamente e non saranno rimborsabili.Non è consentito il check out tra il 11 Aprile 2024 al 21 Aprile 2024 inclusiApplichiamo un contratto giornaliero: la mensilità è calcolata sui giorni esatti e sulla base dei 30 giorni: per esempio Dicembre è calcolato su 31 giorni, Febbraio su 28 ecc ec...;Gli orari di check-in e check-out verranno comunicati una volta finalizzata la prenotazione. CONTRATTO DI AFFITTO:È obbligatorio avere un Codice Fiscale valido per poter firmare il contratto di affitto; il contratto di affitto deve essere firmato prima dell’entrata in appartamento, altrimenti non saremo in grado di effettuare il check-in nei tempi accordati;
PAGAMENTI:
Una volta confermata la prenotazione, ti contatteremo per saldare entro e non oltre 2 settimane prima del check-in, il deposito cauzionale, che rimborseremo a 30 giorni dal check-out ed il costo delle pulizie iniziali e finali (costo obbligatorio che parte da €175) che varia a seconda della grandezza dell'appartamento. Per tutti gli appartamenti locati nella città di Roma, è richiesto il pagamento della city tax nel momento del check-in. Il costo è pari a €6 a notte, per persona.REGOLE DELLA CASA: E' severamente proibito fumare all'interno dell'appartamento.

Comfortable and bright four-room apartment on the first floor. The cooking corner is complete with accessories, dishes, dishes and appliances: refrigerator, dishwasher, induction plates, microwave and oven. The sleeping area consists of 3 bedrooms with 3 double beds. The apartment is for non-smokers only and is equipped with wifi, television, washing machine and private parking. There is also a hairdryer, iron and ironing board, towels and night linen for the entire duration of the stay. The house remains completely at your disposal and every detail has been designed to welcome you in a clean and comfortable environment, whether you are traveling for work, whether you are passing through to visit the city. Take care, you are welcome!Please kindly note that you must climb stairs from the parking space to the apartment (around 40 steps). Also, the road to arrive at the property is a little bit uphill. The apartment has a free private garage where the guests can leave their car. The door of the garage is 270 cm wide and 200 cm high.

RENTAL CONDITION:
Rent includes all utilities based on normal use; if you exceed with the usage of gas and electricity, the extras will be deducted from your deposit. Details will be specified in the rental agreement;
Internet wi-fi, water, building expenses and contract registration costs are included in the rental price;
Early termination of the contract: after the minimum required stay of one month, you can terminate the contract earlier and without penalties by informing us 21 days before your expected move-out date; 

N.B. only for our properties located in Milan: for the bookings with 
check-in between March 12th and April 23th 2024, the first two months of your booking must be paid in advance and won't be refundable. 
The check out between 11th April and 21st April 2024 included is not allowed. 

We apply a daily contract on 30 days: we calculate the rent in proportion to the number of days of your stay: e.g. December is calculated on 31 days, February on 28 etc etc…;
RENTAL AGREEMENT:
As per Italian Law, it is mandatory to apply for a valid Italian Tax Code in order to sign the rental agreement. You can apply for one by contacting your local Consulate, or by going to the Agenzia delle Entrate no later than one-week prior check-in. If you can’t get one on time a charge will be applied. The rental agreement must be signed prior check-in. Failure to do so will result in the impossibility to enter the apartment.
PAYMENTS:
In order to complete the booking the following payments must be completed, at least 2 weeks before the check-in date:
- the deposit, that we will give you back at the end of your stay within 30 business days after the check-out date;
- one-time initial and final cleaning fee (starting from €175) depending on the size of the flat.- for all apartments located in Rome, the cost of the city tax is required at check-in. This is equal to €6 per person per nightHOUSE RULES: Smoking is strictly forbidden inside the apartment.
